Our goal is to be your lender of choice for you and your family for life.  King Financial Group was established in 1992 by Kathy King with the desire to treat customers with respect, integrity, and dignity. Kathy found that spending quality time to educate her customers regarding the mortgage processes resulted in better choices being made for the families that she served. Kathy has found that her processes resulted in taking the fear out of financing.  Today, the entire King Financial team continues this legacy which has resulted in serving multiple generations of families for life.

Our Process

At King Financial, we pre-approve and underwrite every qualified loan through Fannie Mae’s Direct Underwriting or Freddie Mac’s Loan Prospector (underwriting system).  This process results in a quicker, seamless loan approval. This integral step provides our real estate agent-partners and borrowers with an unobstructed path to closing your loan.  King Financials focus is on you the customer; and is simply what we do best!

Our highly experienced mortgage loan originators, processers, and operations staff sets realistic goals so that your loan will be submitted to underwriting as quickly as possible.  More than half of our loans are cleared to close within 12 days of delivery to our processing team and are closed and funded within 20 days or less. This allows the King Financial Group to issue preliminary closing documents to review with your family prior to closing. Exceeding expectations and exceptional communication is what your family will experience.  In fact, throughout the process, in addition to keeping you informed, we email Mortgage Status Updates to the real estate agents and the title company involved in your transaction.   Our process reduces frustration and keeps all parties updated with your transaction from application through funding.

Products

King Financials single family mortgage programs and loan products meet most family’s needs. This is the most valuable reason for our clients to meet in person with our caring, educated, licensed Residential Mortgage Loan Originators. At King Financial, we can put together the combination of different loan products, down payments, PMI, no PMI or Lender paid PMI programs that will meet your family’s needs. For example, at King Financial, we will finance home purchases, refinance, as well as, owner and non-owner occupied properties. We have several types of first time home buyer programs such as the MCC Tax Credit.  We also have great Jumbo pricing (loans over $417,000). Our most popular government home loans include FHA, FHA 203K, VA, and USDA, just to name a few. We finance interim construction loans, lot loans and land loans. In addition, King Financial now offers a one-time close for new construction.  We can offer your family fixed rate programs consisting of 30 year fixed, 20 year fixed, 15 year fixed, or 10 year fixed rate home loans. We also have adjustable rate mortgage loan products to choose from and much more depending upon your family’s needs and qualifications.

As a company, King Financial has included in their ‘values’ no-prepayment penalties on all of our loan products.  We ask our customers what they want, what their goals and objectives are, what their comfort level with payment will be and how long they think they will be in their home. The answers to these questions, will allow us to offer your family various options to meet your their goals and objectives. Providing your family with options will allow you to make better decisions in your own home loan process.

Our marketing department produces co-branded materials for our VIP agent-partners and their King Financial Group RMLO counterparts to use to help them grow their business together using our Values. Other services offered to our VIP-agents include video services, branding and marketing, logo design, and marketing and advertising consultation services.
 
THREE EASY STEPS TO PRE-APPROVAL


Remember, there is NO COST to you and never any obligation to get Pre-Approved for a home loan through King Financial! The process is quite simple.  The following will outline the three easy steps to obtaining a Pre-Approval letter for your family.

 
  1. Your licensed RMLO loan officers will provide you with our LOAN CHECK LIST which describes the documents that you will need to provide so that we may process your loan.  This list includes income, asset, and credit documentation. This check list may also be found on our company site under the LOAN PROCESS tab. This allows your RMLO to determine the maximum sales price and loan amount for your pre-approval. It will be necessary during this process for your RMLO to pull your credit report from all three credit repositories. Your credit score also known as your FICO score is important for qualifying.
  2. Next, we input your loan through DU (Fannie Mae) or LP's (Freddie Mac) automated underwriting system for a preliminary loan approval.  This is very fast. Your conditional loan approval will be *subject to: an executed contract of sale, acceptable appraisal, title work, and survey.  Any conditions stated on the preliminary conditional automated underwriting report must be satisfied before loan approval. THIS IS NOT THE FINAL UNDERWRITTEN LOAN APPROVAL USED FOR CLOSING DUE TO THE * SUBJECT TO ITEMS NEEDED.  Ask your RMLO for more details.
  3. Once the DU or LP automated underwriting approval is complete, your RMLO will prepare a Pre-Approval letter for you and your family. When your real estate agent presents a contract to the seller for your home purchase, they will include your Pre-Approval letter.  This helps strengthen your offer to the seller documenting that you are a Qualified Buyer.  Ask your real estate agent how to use this letter appropriately while negotiating!
